Job Opportunity for a Trainee Estate Manager based in Centurion, Brakfontein area


The purpose of the job is to be trained and eventually take over the role of Estate Manager from the person currently in the position. The current Estate Manager will be retiring in 2019/2020.

We would like the person to especially focus on the admin and compliance.



Precious estate management experience beneficial, but not required;


Own transport;

English language proficiency;

Must reside in Centurion;

Strong administrative abilities – non-negotiable.


Starting salary in the vicinity of R10-13 000 per month (depending on experience). Salary will be revised when contract becomes permanent.


You will be trained to perform the following Duties and Responsibilities:


  • Daily meeting with maintenance staff;
  • Daily job allocation for maintenance on park fountains and estate;
  • Wald about and inspect all areas of the estate for lack of maintenance (fountains, parks, roads, security, etc.);
  • Daily meeting with maintenance staff to discuss and monitor tasks;
  • Monitor and allocate repairs with contractors (streetlights, toads, etc.);
  • Liaise with Tshwane for any municipal problems with the estate;
  • Liaise and report water leaks on estate when this arises;
  • Purchase necessary equipment and spares to do the required maintenance;
  • To go to hardware stores when material is required for maintenance and purchase

Garden services:

  • meeting with gardens site manger to discuss and plan future tasks;
  • Walk about on estate to inspect parks and all areas to identify lack of maintenance;
  • Plan and discuss weekly tasks;
  • Plan and co-ordinate gardens committee meetings;
  • Record and type minutes of meetings to distribute monthly to all members of committee;
  • Inspect perimeter fence once per week to identify any problems;
  • Complete SLA for garden services weekly;
  • Do front of gardens audit for committee to rectify non-conformances


Building site management:

  • Daily inspections of building sites to enforce compliance of estate rules;
  • Co-ordinate with owners and builders to rectify any deviations;
  • Meet with individual builders and contractors when brought to attention;
  • Monitor all vacant stands and order grass cutting when required;
  • Weekly meeting with Architectural committee for new plan scrutinising and approval


Security management:

  • Daily meeting with security manager to monitor reports;
  • Fence beam systems report sign off;
  • Fence voltage system sign off;
  • Inspect perimeter fence once per week to assess general condition;
  • Discuss any staff problems at the security gate;
  • Inspect gate house once weekly for housekeeping;
  • Do backup on Soft-con access control system weekly;
  • Do control room inspection weekly;
  • Attend monthly security meetings;
  • Monitor operation of boom gate system and arrange repairs or servicing when required;
  • Monitor and assist with the Soft-con registration process;
  • Manage and keep Open-Item access system up to date with new owners or tenants to provide access to Apps;
  • Follow up and maintain access App system;
  • Weekly generator inspection;
  • Monitor and purchase diesel for generator when required;
  • Monitor CCTV system and recording of date;
  • Maintenance of all security systems (Fence, CCTV, Access, etc.)

General Estate Management:

  • Daily liaison with all residents via email or phone calls to resolve all reported issues;
  • Send individual emails with regards to general estate rules or problems reported;
  • Facilitate and attend monthly board meetings of BOA Directors;
  • Attend monthly meetings for estate managers at other estates (valuable information);
  • Facilitate and attend Bi weekly PR meetings;
  • Tenant management for gatehouse building;
  • Implement annual rental increase for tenant;
  • Manage cleaner for gate house;
  • Monthly orders and purchasing of all cleaning materials;
  • Update estate documents;
  • All communication to residents when required;
  • Arrange all sound equipment for all estate arranged functions

Estate Agents:

  • Manage estate agents activities;
  • Arrange meetings with estate agents principals;
  • Monitor estate agents activities and print reports;
  • Enrol new estate agents when required
